Subsequent to the successful development permit for the Spruce mixed-use residential development, our team was tasked with bringing the design of architect Nigel Baldwin to reality on the compact site. Through a meticulous contract documentation process, we sought to ensure that the design and detailing of this 11 storey, 48 unit, mid-rise remained consistent with the approved permit and richly detailed architectural intention, while maximizing views and respecting construction budget and project timeline.

As the last zoned high rise site in West Vancouver, there were lots of challenges. The result is a small footprint, discrete and elegant mid-rise tower. For the residents, it's all about view. An essential feature here is the extraordinarily large exterior balconies facing south and west. This was achieved by the unusual use of post tensioned slabs to eliminate the need for a corner column which maximizes open space while preserving the views both for the residents and the neighbours.

The addition of a visually stunning canopy structure to the new concrete façade contributed to the rehabilitation of Davie Street.
